Terms and Conditions
1. Nature of the Accommodation
The holiday apartment is managed to a high standard and is intended for მშვიდ, responsible guests who value a well-maintained environment, mutual respect, and a considerate attitude towards the property and its neighbourhood.
By making a booking, the guest confirms that their stay corresponds to this character.
The landlord reserves the right to refuse bookings or terminate stays if it appears that the use does not correspond to the intended purpose of a quiet holiday accommodation.
2. Formation of Contract
The contract is concluded upon booking confirmation and is binding.
The landlord may refuse or cancel bookings in cases of:
- clearly incorrect information
- unclear or unsuitable intended use
- security concerns
2a. Acknowledgement of Prices and Terms
By completing the booking, the guest expressly confirms that they:
- have read all stated prices, additional costs, fees, and payment terms
- have taken full note of the rental conditions
- have understood and agreed to these provisions
The booking is made on the basis of the published prices and conditions.
Subsequent objections based on alleged lack of knowledge are excluded.
3. Payment Terms
- 30% deposit within 7 days of booking
- 70% balance no later than 4 weeks before arrival
- For bookings within 4 weeks: full amount due immediately
Late Payment
If payment is not made on time, the full amount remains payable.
The landlord is entitled to terminate the contract without notice.
Access to the accommodation will only be granted after full payment has been received.
4. Security Deposit
A security deposit of up to €500.00 per apartment may be required.
The exact amount will be communicated prior to arrival.
Without payment of the deposit, there is no entitlement to access.
The deposit serves to cover damages, additional cleaning, breaches of contract, and outstanding claims.
5. Check-in / Self Check-in
Access is provided via a key safe.
Arrival information will be sent no later than 7 days before arrival.
The guest will be reminded several times.
It is the guest’s responsibility to read the information in due time.
6. Arrival and Departure
- Arrival: 15:00 – 21:00
- Departure: no later than 09:30
Late Departure
- until 10:00 → €50.00
- until 11:00 → €100.00
Any further damages shall be borne by the guest.
7. Cancellation
- Up to 14 days before arrival: cancellation fee €100
- From 14 days before arrival: 100% of rental price (unless re-letting is possible)
There is no entitlement to free cancellation.
8. House Rules & Safety Regulations
The landlord exercises the right of domicile.
The stay may be terminated immediately in cases of:
- disturbance of the peace
- parties / events
- overcrowding
- unregistered persons
- disrespectful behaviour
- complaints from neighbours
- endangerment of the property
In cases of culpable conduct, no refund will be granted.
9. Use of the Accommodation
Only booked persons may use the apartment.
Visitors are only permitted with prior consent.
Unregistered persons may result in immediate termination of the contract.
10. Quiet Hours
22:00 – 08:00
Room-level volume must be observed.
11. Cleaning / Return of Property
The apartment must be returned in a tidy, swept-clean condition with rubbish disposed of.
If additional cleaning is required: flat fee of €100.
12. Pets / Dogs
Dogs are only permitted with prior registration and approval.
€25 per night.
Dogs must be declared at the time of booking.
Maximum of 1 dog per apartment.
Additional dogs only with explicit consent.
Unregistered animals may lead to termination of the contract.
Dogs must be kept on a lead in the building and on the premises.
Outdoor soiling: €50 cleaning fee.
13. Damage / Liability
Damage must be reported immediately.
The guest is liable for damages caused by themselves, fellow travellers, visitors, or animals.
Compensation shall be at least the replacement value.
14. No Smoking Policy
Smoking is prohibited within the accommodation.
Costs for special cleaning or odour removal will be charged.
15. Loss of Keys
In the event of key loss, the guest is liable for all consequential costs, including possible replacement of the locking system.
16. Access to the Accommodation
The landlord may enter the apartment in cases of:
- imminent danger
- suspected damage
- serious breaches of contract
17. Service Hours / Availability
Telephone service hours:
- Monday – Friday: 09:00 – 17:00
- Weekend: 09:00 – 13:00
Outside these hours, contact via WhatsApp is subject to availability.
Emergencies
Emergencies may be reported via WhatsApp at any time.
Emergencies are strictly limited to:
- acute water damage
- complete power outage
- fire hazard / smell of smoke
- comparable dangers to persons or property
Operational questions, comfort issues, or general complaints do not constitute emergencies.
Classification is at the discretion of the landlord.
18. Final Provisions
Should any provision be invalid, the validity of the remaining provisions shall remain unaffected.
